When we found our dream home I called our realtor and told her we wanted to make an offer. Immediately she informed us that the house had six offers. I didn’t want to lose out on this home. We looked at hundreds maybe thousands over the past year and this was the one we were looking for. But what offer would be the best one? After talking with our realtor we thought of a number to offer the sellers. But I asked our realtor if we should write an offer letter to the sellers. She said absolutely! I’m going to share how to write the perfect offer letter so you don’t miss out on your dream home.
WHY WRITE AN OFFER LETTER AND WHAT IS IT ANYWAY?
Some people refer these offer letters as a love letter as well. An offer letter lets the seller know how serious you are about purchasing there home. This is a sentimental time for the sellers. They have lived in that home for many years and have made memories. They want to know that the place that they call home will be well loved and looked after. With many offers coming in you want to stand out from the other offers. Someone may outbid you or they could have multiple offers with the same amount. By writing this letter you’ll have a connection with the sellers.
WHAT SHOULD BE IN A OFFER LETTER
GET PERSONAL
In an offer letter you want to include something about yourself. You don’t have to write a book. But in a paragraph you want to tell the sellers a little about you and your family. You can share you likes and interests. If you have children you can share that they are planning on attending the local schools. If you have hobbies that are local share that as well. Even though you don’t know the sellers you want to make a connection.
TELL THEM WHY YOU LOVE IT
Share why you love there home. Let them know how much you love the area. Also make sure to share something personal to them like how much you love the decor and style of the home and what attracted you to this home. They want to hear that you’ll love it as much as they did. When we made an offer on our dream home we shared how much we loved the layout of the home and the decor really caught our eye. We shared that we could imagine ourselves living in their home and making our own memories.
HOW WE WROTE OURS
My husband and I sat down and discussed what we wanted to say to the sellers. We fell in love with this home and we didn’t want to lose it. We knew we only had one chance to make a first impression. We shared a little about us. First sharing our names then breaking it down and sharing a little about each of us. Then we shared our plans for wanting to move into this area and why this home was perfect for us and our lifestyle. We also shared that my daughter was planning to attend the local college. We also wanted them to know how much we loved the layout of the home and after looking at so many homes this one stood out among the rest. We told them how much we love the style of decor and how it was furnished and that we could see ourselves living in this home. And finally we shared our dream of living here in Florida and traveling. Then we submitted our offer letter.
WAITING TO HEAR
As Tom Petty sang waiting is the hardest part. And it sure was! We were on pins and needles waiting to hear back from our realtor about our offer letter. The news came back quick and our offer was accepted!
Writing an offer letter isn’t complicated at all. Just share from your heart why you love the home, something about yourself and plans for your future. You just need to make that connection to the sellers.
We are beyond blessed to be in our beautiful home and plan on living here for many years. This is the first home that we’ve lived in that I can see us living here forever. Best wishes to you as you submit your offer!
